CARRIAGE HOUSE

This project transforms a 19th-century carriage house in New York City’s West Village into a contemporary residence that pays homage to its history.

We were brought on to rebuild the structure after it was damaged by a fire. Its small footprint and the two-story zoning limitation was an opportunity to re-imagine a modest urban dwelling.
The 800-square-foot house is designed as a rental residence and sits behind the owner’s townhouse. The entrance is through a 15-foot-wide cobblestone alley, framed by a metal screen wall.


A narrow covered exterior space acts as a threshold between the street and interior, serving as a tiny urban garage.

The main living areas are on the first floor and bedrooms are on the second. The house is topped by a green roof that creates a habitat for birds and other wildlife.
Windows are kept low on the rear side to maintain privacy from the adjacent townhouse while still offering views to the yard.
A skylight above the stairway brings in natural light.
The kitchen and living areas extend into the rear yard.
The exterior wall in the rear yard is clad in raw-edged slate shingles, lending it rhythm and texture.
